Important facts to know

When you purchase a home in a housing development governed by an HOA, you agree to become a member of the homeowners’ association, paying the associated fees and abiding by the rules established by the association. HOAs provide:

  • Shared costs for maintenance of your front yards, slopes and of the common areas such as: the front entrance and the recreation areas.
  • Shared costs for amenities such as: tennis and pickleball courts and a community swimming pool.
  • Higher Resale Values
    • According to a recent study by UC – Irvine and IBM, homes governed by HOAs were valued at 4% more on average than observably similar houses outside of HOAs.
  • Simplified Monthly Bills
    • Services provided by the HOA may include, maintenance of sewers, trash collection, recycling, etc. 

These advantages come at a cost. They can significantly increase the long-term cost of homeownership and restrict your ability to make independent decisions about how to decorate and maintain your property. 

Before you buy a home in an HOA it is important to find out the following:

  • What are the monthly dues?
  • What is included in the following legal documents; the By-Laws, Covenant, Conditions and Restrictions (CC&R), and Rules and Regulations. These governing documents include:
    • The rights and responsibilities the association and the homeowners owe to each other. 
    • They instruct how the HOA is managed and run and contain information about meetings, elections, committees and governance by the Board of Directors and more.
    • They will include guidelines on how property can be used, built, and maintained.

HOAs can make your life as a homeowner less stressful and provide access to amenities you might not be able to afford on your own. However, if you’re someone who wants to be able to customize your home to your own particular style, an HOA may not be the best option for you. It’s important to know the implications of living in an HOA before buying your home.
